If you are really interested in learning real estate development, this page will answer a lot of questions or issues, so please spend a bit of time reading this page. It is an Information Page NOT a Sales Page; OK?
Residential and Commercial development follows the same process and procedures throughout the entire private enterprise world and that is why I have successfully taught people to develop correctly in:
1. Every State of the USA.
2. Every Province of Canada.
3. Every State of Australia & New Zealand.
4. Every County of England, Ireland, some in Wales and Scotland.
5. Many parts of South Africa and the African Continent.
6. Many parts of Asia.
In fact, in a total of 104 countries that this site tracks for me. I'm a typical professional developer ... I like to track market statistics.
The reason I am telling you this is to emphasize the fact that the development procedure is the same the world over.
Many People Are Concerned That What I Teach Won't Work Where They Live
From a development point of view the things that separate where you and I live is our local Council or City Hall Planning & Building Department. These are prepared for local conditions ... that's all!
Here's An Example
Ask yourself if it is reasonable to have a different building regulation for a building being constructed in a tropical climate, the extreme cold of Canada or the temporate climate of Ireland?
Clearly the answer is yes.
However, the development process and procedures, of putting a building in place in each of those locations is the same. The building regulations in one location will be more concerned in retaining 'heat' in a cold climate and keeping it out in a tropical climate.
The same applies to Town Planning ... each city has its own unique Town Plan, which sets out its own development regulations. Yet how we as developers operate within the town plan is the same. So I hope that answers the question I am asked ... "but will your Course work where I live?"
My first E-book, Residential Development Made Easy was published in 2003 and takes students from A to Z in the entire development procedure and has educated students in 104 countries.

The Commercial Course is totally new and for it only I have recorded some physical CD's that cover the entire course.
So why make the CD's? For two reasons really. The first being that some people learn better by listening and the second is that I thought they would be a re-inforcing tool ... a way of comverting car travelling time to learning time. There are 14 CD's in the series containing approximately 16 hours of teaching.
I need to be clear on a number of things and some straight talking is my preferred style.
I have developed over $1.2 Billion worth of real estate developments. On this page I'll display some pictures as part of my development background, so here's the first International Hotel in Brisbane; The Sheraton & Towers.
So what am I saying?
It would be inaccurate to assume I only talk about multi million dollar developments; that would be far off the mark.
I start off on small residential or commercial developments that are well within your capacity and from that point your experience grows so you take on larger developments.
I'm saying that I want to show people how to develop residential and commercial development for their own personal profit and achieve a level of personal independence that lets one achieve many things that one desires.

Can I tell you that you don't have to be an Einstein to learn this business, but you do have to apply yourself.

Buying Land For Development: Most people who get into this business without any knowledge, start off the process by buying some land. Seems obvious really; but it's the last thing a developer does. From the moment an inexperienced developer buys his/her land, they are in that 'worry' place called, "What Do I Do Next?"

Preliminary Development Feasibility Study: This is where we 'crunch some numbers' to see if we have a financially viable development proposition on our hands or whether we should drop this particular piece of land and look for another.

Building Design Consultants: Who are they? What do they do for us? How much do they cost? If I asked you right now to tell me what an architect does, could you tell me? And after you say, design buildings, could you tell me what else they do? You need to know this stuff, or how can you hire one!

Real Estate Development Financing: This is the one area where 100% of my students pull out their "worry beads." Real Estate Development Feasibility Study: This is where our development cost and sales figures have to be a lot more 'real' but still have a degree of financial flexibility. We go into preparing a cash flow and analyzing or figures.

Detailed Construction Design Plans Drawn: I am sure you have picked up from the items I have told you about so far, that we are following a logical process.
Because to get to the point of drawing the construction drawings, our development approval is in our hot little hands and so is our finance. So that means we can get our design consultants working.
Building Costs & Estimates: The correct way of getting a construction cost is really a two stage process. It is quite straight forward, but like so many things in life, there is always the wrong way; we'll talk about that as well.

Feasibility Study Recalculation: This is an ongoing process throughout the life of our residential or commercial development. Only this time we have a real builder's construction cost and cash flow.

Let's Get Our Building Started: As the developer, we had better talk about your role in the whole scheme of things. It's important to understand that you are a Manager; not an expert in detail. You are a bit like the conductor of the orchestra and you eventually create something like this little beauty:
Development Marketing Promotion & Selling: We have to be able to tell our immediate world all about our great new residential development, but we have to be able to do it within cost and on time.
Closing Sales: This is pay day and like every other development day, it has to be organised, or more correctly, I should say has to be managed correctly by you.
Now when you look at that neat list of activities I have just given you, I want you to appreciate that many of them are interlocking and cannot be carried out in isolation.
It's a bit like the cogs of a wheel intermeshing and resulting into a movement forward of the development vehicle. Each cog is vital and without it being in place the movement forward would be very jerky indeed.

Sorry to be so Blunt ... but it's just got to be said.
You see most people don't realize that real estate development has processes and procedures to be followed ... in fact, in my e-book, I believe for the first time ever, I have created a "Road Map" for you to follow. I call it a road map because the real name is, Development Work Flow Chart and that sounds a bit daunting.
Using the road map analogy, if you want to get your project from A TO Z, you need to know about all the side roads, the a1, a2, a3 etc ... plus b1 to b7 and so on.
However, you also need to know that while you are doing c4 (which takes some time, not yours, someone else?s you've employed to do it) you can get on with f3 and finish off b6.
And that is how you get your real estate development finished at 'Z' on your real estate development 'Time Line'. Does that make sense?
And that is how a big real estate development or a small one is finished on time and on cost.
Forget about the size of the $Dollars ... our goals are the same ... to get your $500,000 project or my $100,000,000 project finished on time and on cost.
Plus your $500,000 is just as important to you, as the $100m is to the professional ... it's the numbers that are different ... that's all.
